Valley Grove is a 130-acre mixed-use development in Pleasant Grove, Utah, containing more than one million square feet of Class A office, retail, flex/R&D, restaurants, a hotel, and future luxury multifamily residences.

The specific breakdown is as follows:

Future development includes three luxury multifamily residential buildings, a hotel, seven retail pad sites, and two office-over-retail buildings. The Valley Grove site was previously a sod farm where Boyd Preece, the project manager, used to ride his bike and play football when the fields were flood irrigated. Boyd has been working on the Valley Grove project since 2015 and is excited to be part of the city’s growth and progress.

Galloway is providing civil engineering and surveying services for the master plan of the development, as well as specific pad sites. The master plan involves building and parking layouts to achieve an impressive parking ratio of 5.5 spaces per 1,000sf. The City of Pleasant Grove master planned all the water in the city to route to the Valley Grove site, forming a dam adjacent to I-15. Additionally, Pleasant Grove is one of the few cities in Utah County where stormwater does not route to Utah Lake. Our engineers worked with the city to master plan the area for stormwater to go to Utah Lake, as well as withstand a hundred-year storm event.

Shallow ground water and utilities also presented a challenge, prompting a cost-benefit analysis on how to make the utilities successful. The solution involved using leftover material from a project in Saratoga to raise the Valley Grove site, especially since Valley Grove VI is the lowest side of the site and has the highest density. Our team also worked with the Utah Department of Transportation to widen Pleasant Grove Boulevard and North County Boulevard to improve road circulation patterns surrounding the site.
