Galloway provided complete development services for this 6.5 acre University Park redevelopment that consists of 85,000-plus square feet of leasable space. It is a multiple-building retail center with a multiphase construction schedule. The initial phase included the expansion and renovation of a vacant Albertson’s store and the construction of two retail buildings. The second phase includes two additional retail buildings. The prominence of this location required significant design sensitivity to express the artistic character of the neighborhood and to set a tone for future development in the area.
The site is located in a defined and established urban network easily accessed by vehicle, light rail, and bus. The site also incorporates sustainable design principles, including porous concrete and underground detention basins to maximize stormwater quality and minimize stormwater quantity.
Public art was a condition for neighborhood committee approval of the redevelopment site, and Galloway not only designed the buildings to accommodate the art, but also ensured proper lighting, personally oversaw the art’s installation, and redesigned the landscaping to accommodate and highlight sculpture pieces. Throughout the University Park redevelopment, Galloway effectively managed all the details for incorporating the art, including developer-artist coordination, artist-contractor coordination, scheduling, and permits.
