The Pointe Properties retail building is situated on a half-acre outparcel located in a Home Depot parking lot. The site was marketed to Pointe Properties by Galloway in conjunction with Galloway’s unique out-parcel program that identifies underutilized Home Depot parking space, develops site plans beneficial to the buyer while still retaining Home Depot’s rights and value, and then coordinates the real estate process.
Galloway assisted Pointe Properties in overcoming challenges associated with bringing the approximately 6,500 square foot new retail building into an already developed neighborhood center. By utilizing a comprehensive suite of site and building software, Galloway created an intelligent 3D workflow across the entire project. This enabled the integration of the site’s existing physical characteristics and infrastructure.
Galloway minimized the area of disturbance to preserve a larger portion of the existing parking, grades and utilities while providing new amenities and infrastructure for the retail building. Galloway was also able to navigate mature architectural guidelines and zoning regulations to obtain approvals in an expedited manner.
