Galloway worked extensively with the City of Lafayette and the Town of Erie on the Nine Mile Corner project. Nine Mile Corner involved transforming approximately 47 acres of undeveloped land into a mixed-use development comprising a 25-acre commercial shopping center and a 12-acre multifamily complex. The property was owned by the Town, and there was a desire to convert the existing reservoir into a developable property for commercial and retail users. By working closely with the developer, the Town, and key stakeholders, the project has been successfully completed, bringing employment, entertainment, and housing options to help Erie thrive.

Galloway provided civil engineering, survey,  landscape architecture, and MEP engineering services for the entire master development as well as individual lots including:

Comprehensive Planning: Galloway provided a wide range of services, including civil engineering, planning, and landscape architecture, from conception to construction. Throughout the project, the firm collaborated with the developer, the Town of Erie, the City of Lafayette, CDOT, Boulder County, adjacent property owners/HOAs, and the South Boulder Canyon Irrigation Company to navigate complex jurisdictional requirements and community concerns.

Site Development Challenges: The project site presented unique design challenges due to its history as a former dry reservoir (Prince Lake No.2) and the South Boulder Canyon Ditch. Galloway addressed these challenges by conducting extensive site analysis, including mass earthwork, grading, detention planning, and global drainage analysis.

Infrastructure Improvements: The project involved significant infrastructure improvements, such as the creation of a new outfall channel to accommodate increased stormwater flows and the relocation and piping of the South Boulder Canyon Ditch across the site. Advanced engineering tools such as SWMM, StormCAD, Flowmaster, and UD-Detention were used to design and analyze drainage systems.

Utility Infrastructure: Galloway also designed and modeled the water distribution system, including both existing and proposed infrastructure. The team conducted fire demand analysis and explored the feasibility of installing an on-site water tank.

Roadway Improvements: In addition to site development, Galloway provided engineering services for roadway improvements, including upgrades to Arapahoe Road and its intersection with Highway 287.

Collaboration and Innovation: Given the complexity of the project, close collaboration among all stakeholders was essential. Galloway’s team worked diligently to devise innovative engineering solutions that addressed the project’s specific challenges and ensured its successful completion.
