Valley Grove Apartments is a 780,413-square-foot luxury residential complex located in the southwest corner of the Valley Grove mixed-use development in Pleasant Grove, Utah. This five-story wrap-style project includes a cast-in-place parking structure and is one of the largest multifamily developments in the city, delivering approximately 472 units and 810 parking spaces on a 6.574-acre site.
Designed as a highly amenitized community, the project dedicates 23,951 square feet to resident amenities and offers a mix of studio, one-bedroom, and two-bedroom units. Residents have access to a wide range of amenities, including a fitness center, dog wash, leasing office, mailroom, coworking spaces, residential storage, yoga studio, market, rooftop deck, movie room, golf simulator, podcast studios, game room, courtyard, pool, and two dry saunas.
The building program emphasizes interaction between residents and their guests, while the design pays homage to the surrounding mountains and the site’s history as former apple and pear orchards. The architecture aligns with the Valley Grove master plan requirements, emphasizing high-quality, durable, and sustainable materials that create visual richness through texture and composition. Brick, stone, fiber cement siding, wood, and concrete are combined with strategic variations in depth and material recesses to add dimension to the façade. The building also leverages its proximity to the freeway through the strategic placement of signage and a large garage screen.
Comfort and livability were key design priorities, achieved through enhanced soundproofing of walls, corridors, and floor assemblies; 9-foot unit ceilings; and 10-foot ground-level floor-to-floor heights for amenity spaces. The amenity interiors deliver a higher-end feel, with darker wood tones and green accents subtly referencing the site’s orchard history.
To enhance market appeal and resident choice, the team developed three distinct unit finish schemes:
- Warm scheme: A warm, minimalist aesthetic featuring honey-toned shaker cabinetry and a rustic white brick-style backsplash. White countertops and light wood flooring create a soft, inviting atmosphere, complemented by cream-white main walls and beige accent tones.
- Cool scheme: A clean, modern palette centered on warm white, gray, and black. Crisp white shaker cabinetry pairs with a dark vertical-stacked tile backsplash for strong contrast. Mid-tone wood flooring grounds the space, with grayish white main walls and dark gray accents.
- Premium scheme: A refined, sophisticated palette of charcoal and muted grays. Warm brown shaker cabinetry is paired with dark gray textured wall tile backsplashes, dark slate countertops, natural wood flooring, and muted gray accent paint.
This development represents the first residential phase of a broader plan to bring up to 1,155 units to Valley Grove, helping advance the community’s vision as a true live-work-play destination. The addition of residential housing at Valley Grove is positioned to meet growing demand for high-quality housing in Utah County and strengthen the area’s long-term economic sustainability.
