The Village at Cottonwood Creek is a 21.3-acre single-family rental development designed to expand Colorado Springs’ housing options. Combining the convenience of rental living with the benefits of a single-family home, the community offers luxury amenities, private backyards, and more space without the maintenance responsibilities of homeownership. This development offers 210 single family and duplex units of one, two, and three-bedroom configurations, with floor plans ranging from 680 sf to 1,283 sf.
Galloway provided civil engineering, site development, MEP engineering, and landscape architecture services, including grading and erosion control plans, permanent control measure plans, city stormwater management plans (CSWMP), storm plans, water plans, sanitary plans, utility service plans, utility infrastructure design, permitting, and construction support.
Additionally, Galloway conducted the design and hydraulic modeling of four on-site extended detention basins and designed 15-foot maximum height retaining walls. The creation of a new public road and cul-de-sac, Addante Place, on the north side of the site was necessary for site access as well as public plans for new access to Tutt Boulevard that include detailed grading plans, site plans, and landscape and irrigation plans. The design incorporates low-impact development techniques, utilizing grass buffers and swales.
