Ladera

Ladera is an expansive, 241-acre master-planned development in Timnath, Colorado, set to blend residential and commercial spaces to connect residents, visitors, and the wider community. The developer envisions the property to include a diverse mixed-use development that could include large- and small-scale retail uses, entertainment uses, restaurants, office, fitness, non-profit, assisted living, hospitality, and various forms of residential uses. 40% of the area is designated as open space, totaling about 100 acres.

The project includes:

• 600,000 sf of standard retail space
• 100,000 sf of office space
• 100,000 sf of fitness facilities
• 95,000 sf for entertainment venues
• 50,000 sf allocated for a lakeside hotel and retail space

Galloway’s survey team conducted an ALTA/NSPS survey covering the 241-acre area and a separate survey for an individual retail parcel. They used drone technology for topographical data collection and conducted bathymetric surveys on two ponds for water resource data. Additionally, the team produced annexation and rezone maps, drafted legal descriptions, and provided exhibits supporting the Metro District and a mining operation for permitting.

Galloway’s involvement spans architectural design, civil engineering, electrical engineering, and water resources engineering for this two-phase project. Master infrastructure for Phase 1 was completed in December 2022, with subsequent developments within Phase 1 expected to be completed by the end of 2024. The timeline for Phase 2 is yet to be determined.
