The Bluffs at University Park

The Bluffs at University Park is a 29-unit single-family development on nearly 10 acres of land in Colorado Springs, Colorado. Galloway provided civil engineering and survey services, specifically for construction staking and infrastructure design for roadways, drainage, and utilities. With the site situated on a significant hill and featuring shallow bedrock, it presented a challenge. Working with existing grading, vegetation, and the shallow bedrock was crucial for the success of this project. We collaborated with the client through designer interactions to create a roadway alignment that minimized disturbance to the existing scrub oak and large established trees. This alignment was coupled with a grading exercise to ensure the grading cut was kept to a minimum to avoid the shallow bedrock. Additionally, a detention pond adjacent to existing residences was carefully incorporated to prevent flooding in an emergency.
