Aventura II is a seven-story, 122,861 sf mixed-use building in Miami-Dade County, Florida that will help cater to the community’s needs. With residential areas, Florida International University Biscayne Bay, and vacation homes and rentals nearby, the six stories of self-storage space will provide additional storage options for these populations.
Zoning requirements mandated a mixed-use building, with strict square footage allocations for each use. Despite the site restraints and the footprint of the building being near the property line on all sides, Galloway’s architecture team successfully designed a floor plan layout that meets these regulations and building codes and additional requirements from various authorities having jurisdiction (AHJ). The first floor will feature spaces for business and assembly use, including an office and breakroom, gallery displays, and a cultural room to showcase local art and the area’s history.
Per the client’s request, Galloway’s architecture and MEP engineering teams worked with an outside structural consultant to set up weekly meetings with visual exhibits to discuss all upcoming coordination items and ensure that plans were aligned. This effort has helped the project run smoothly.
