The Row Townhomes at 2534

The Row Townhomes at 2534 is a 32-unit townhome community on a 2.1-acre site in Johnstown, Colorado. The three-story units are designed with an urban character that complements and integrates with the surrounding apartment communities. Shared amenities include a pergola, fire pit, BBQ area, and a dedicated dog park for residents.

The townhomes offer two floor plans, each featuring three bedrooms, a minimum of 2.5 baths, a private balcony, a fenced yard, and a two- or three-car garage.

Our team provided architecture, civil engineering, survey, structural engineering, traffic engineering, and landscape architecture services through planning and construction, supporting a coordinated and efficient delivery. Survey services included platting and an ALTA survey, the traffic team prepared a conformance letter, and landscape architecture provided irrigation design.

Civil engineering efforts focused on drainage and freeze–thaw conditions within the dense site layout. The three-story buildings create shaded areas where ice can accumulate, making careful drainage design critical. With limited space for traditional downspouts, the team designed three dedicated underground roof drain connection lines. A concrete trickle channel was incorporated into the center of the narrow 30-foot drive aisle to direct runoff and help prevent ice buildup. Detailed grading in the front yards and between buildings ensures effective drainage across the site.
