Mosaic Residential Community

Mosaic (East Ridge filing 2), a planned residential development in northeast Fort Collins, covers approximately 153 acres and includes about 830 dwelling units and a nine-acre city park.

The development is divided as such:
– Filing two: 526 single-family lots
– Filings three and four: 191 townhomes and a pool complex
– Filing five: 112 condominiums, a commercial pad site, and a second pool

The site presented drainage challenges due to historically low-lying areas and an existing drainage ditch that required improvements. Our civil engineering team expanded the site footprint to implement a comprehensive stormwater strategy, introducing features that slow and manage runoff before release. The project included a regional detention pond supported by a temporary pump system, which will transition to a gravity outfall once the City completes its master plan system.

Galloway coordinated with our survey team for construction staking and with our landscape architecture team to design low-impact development (LID) features that meet City and Mile High Flood Control District criteria to enhance stormwater quality throughout the site. These LID elements include sand filters, bioswales, and bioretention features.

The first filing established stormwater and sanitary infrastructure, connecting with subsequent filings. Offsite regional sanitary improvements were designed based on each subsequent filing.
