The Kingspointe Parkway industrial development features multiple flex office/warehouse buildings designed to maximize building yield through an efficient and strategic site layout. Early in the process, the project team developed a site vision that exceeded the developer’s original program goals, helping secure the project and establish the foundation for a highly optimized industrial campus.
The site design required balancing aggressive development objectives with complex engineering constraints, including significant utility conflicts, wetland impacts, and challenging drainage infrastructure. The project was designed and permitted through coordination with six separate government agencies, requiring extensive collaboration, sequencing, and regulatory management throughout the approval process.
Comprehensive due diligence efforts included detailed code research, feasibility studies, and utility and stormwater analysis, along with coordination of surveys, wetland delineations, environmental assessments, and geotechnical investigations. These efforts informed an efficient site layout while ensuring compliance with applicable regulatory requirements and development constraints.
Construction documents included demolition, grading, utility, and stormwater management plans, as well as detailed specifications required for permitting and construction. The team also designed and permitted a sanitary sewer pump station for the development, coordinating startup and permit certifications to ensure utility systems were operational and cleared for use on schedule.
During construction, the team provided construction administration services including contractor pay application reviews, shop drawing review and approval, RFI responses, and multiple field visits to help resolve utility conflicts and maintain coordination between the contractor and design team.
At project closeout, services included review of as-built drawings, coordination of final certifications, clearance of water and wastewater systems, and preparation of permit closeout documentation with the City, the Florida Department of Transportation, and the Water Management District.
Through detailed code research, collaborative coordination, and proactive construction support, the Kingspointe Parkway Industrial Development was successfully delivered within the established schedule and project budget.
