Cortland Peterson, located in the Patriot Park subdivision, will be a 10.43-acre multifamily development offering apartments, townhouses, and carriage units to the East Colorado Springs area. The site will feature 14 buildings, a modern clubhouse, a large courtyard, a pool with a hot tub, outdoor grill and kitchen areas, a fire pit, a dog park, a fitness center, and a fourth-story sky lounge. To meet growing resident demand, the development will also include 29 Level 1 and 37 Level 2 electric vehicle chargers.
Galloway is providing land surveying, landscape architecture, and civil engineering services, including utilities, stormwater management, grading, dry utility coordination, irrigation design, ALTA surveys, platting, and construction staking. A detention pond has been designed to treat and retain stormwater, removing solids and ensuring that water is released at or below historic flow rates. Significant grading differences across the site required collaboration with the client and architect to implement a 3/4 split on one of the buildings, with half constructed as three stories and the other half as four stories, accommodating a 10-foot grade difference and avoiding the cost of retaining walls. Additionally, our design teams excelled in coordinating efforts among internal disciplines, external contractors, and other stakeholders.
