Aventura II

Aventura II is a seven-story, 122,861 sf mixed-use building designed to serve the surrounding residential, university, and vacation communities with self-storage solutions. The first floor features office and assembly space, a cultural room highlighting local art and history, self-storage units, and a parking garage. The upper levels house additional storage units and gallery displays.

Galloway provided architectural and MEP engineering services, coordinating closely with a structural consultant to meet strict zoning and code requirements. Despite site constraints with a building footprint close to the property line, the team delivered a compliant design with fire-rated assemblies and a thoughtfully integrated parking structure.

Given its location in Miami-Dade County, the project also meets hurricane-resilient standards and secured approval for all exterior materials through the county’s Notice of Acceptance (NOA) process.
