Our team is working with Exodus Development to provide more attainable and affordable housing in the Mountain West while decreasing carbon emissions by adopting modular construction methods and a scalable growth program.

Galloway provided architectural design, civil engineering, survey, landscape architecture, photometric, MEP engineering, structural engineering, interior design, and site development services for this five-story 157,500 sf modular multifamily apartment building. The 205 units vary from studio to 2-bedroom, 1½-bathroom market rate at an affordable price.

An extensive amenity space on the first floor will have a fitness center, group co-working, a living room, a dog wash, and a kitchen. It was designed to mitigate noise with a fantastic neutral European flavor and acoustic baffles. The lobby will be warm and inviting with wood slats, and the rooftop deck is designed for optimal mountain views with artificial turf, mobile planters, fire pits, and area dividers.

Wood modular construction was utilized for 90% of this building and required detailed coordination for the MEP design to meet the City and County of Denver’s updated energy requirements. Galloway created a pleasing design meeting urban design requirements to bring affordable, energy-efficient housing to Denver.

Construction is expected to be completed in late 2024.
