Rustic Hills Industrial

Building - Office

Client Name

Brennan Investments

Location

Colorado Springs, Colorado

Completion Date

May 2024

Size

22.12 acres

Galloway worked with Brennan Investments to convert a mostly vacant, 22-acre big-box retail site into an industrial use facility. Our team provided site planning, survey, architecture, civil engineering, traffic engineering, landscape architecture, structural engineering, mechanical/electrical/plumbing engineering, and site lighting design services.

The construction of the site and building permit process for this project was a design-build delivery with Alcorn Construction. We worked directly with the client to support the rezoning effort and update the development plan.

The renovation efforts for this 138,000 sf facility included updating the exterior construction of the existing buildings, updating the site plan to meet new city standards (i.e. added parking islands to the existing parking lot), selective demolition, utility renovations/replacement as needed, public improvements (i.e. new sidewalk, pedestrian ramps, and crosspans at the south boundary tie ins with Palmer Park Blvd), and white boxing the interior.
