One of Orlando’s latest Starbucks locations included the demolition of an existing bank and the construction of a Starbucks coffee shop with drive-thru service and outdoor seating. Our services included the site design as well as the water, sanitary sewer, stormwater, and electrical services to the site. This was all accomplished within an existing shopping center, which remained operational throughout the construction process. Our team ensured that the site design and phasing of construction would not interrupt the businesses within the existing shopping center.
Due Diligence
Our team performed extensive due diligence and code research to determine the site constraints and possible development challenges. We coordinated and obtained the survey and geotechnical report on behalf of our client. We closely coordinated with the client and Starbucks during the Due Diligence process to create a site plan that would meet zoning code and Starbucks’ standards. Our staff coordinated and attended all applicable pre-application meetings with the agencies having jurisdiction.
Construction Drawings and Permitting
Our team prepared the construction drawings, including specifications, demolition plan, site layout, utilities, grading/drainage, erosion control, and details. We also coordinated with the outside landscape architect, building architect, plumbing engineer, and electrical engineer to coordinate all aspects of the project. Our Government Relations staff coordinated all aspects of the project permitting with the various Government agencies involved. This included the filing of all applications and submitting the packages to the appropriate jurisdictions. Galloway provided the necessary coordination throughout the permitting process until all permits were obtained.
Construction Administration
Upon approval of the construction drawings, our team aided in the early stages of construction by reviewing the shop drawings and coordinating/attending the required pre-construction meetings. We also coordinated the electrical service and responded to all RFIs promptly.
Close-Out
Upon the completion of construction, our team visited the site, reviewed the as-built survey, and provided all the final certifications for the various jurisdictional permits.
