ClearHome Self Storage is a 125,000 SF, five-story conditioned self-storage facility located in Denver, Colorado. The storage units range from 5×5 lockers to 10×30 units, with the first level featuring a rental office and covered loading area. Positioned near a primarily residential neighborhood and less than two miles from the University of Denver, the facility provides secure storage for local residents and college students, particularly those who leave campus during the summer months.
Galloway provided comprehensive land development and building services for the project. In addition to the International Building Code, the City of Denver enforces its own set of environmental and energy-related standards. To meet these requirements, Galloway’s team incorporated sustainable solutions including a rooftop solar panel array, multiple electric vehicle charging stations, and daylighting techniques. The team also partnered with a third-party Denver code consulting firm to analyze the building’s energy efficiency and solar energy output.
To support Denver’s daylighting requirements, additional glazing was incorporated. This not only maximized natural light but also complemented the building’s overall aesthetic. To further elevate the exterior appearance and create a nighttime “glowing window” effect, the team installed backlit insulated vision glazing with a translucent film.
In compliance with Denver’s building performance standards, Galloway also provided commissioning services to ensure all systems were installed and operating as designed.
To maximize square footage, the building footprint extends close to the property lines, necessitating the use of three-hour fire-rated building components. These elements were carefully detailed and constructed to ensure occupant safety and meet code requirements for fire resistance.
Finally, Galloway’s civil team worked creatively within the tight site constraints and existing grade, incorporating retaining walls and other strategies to support the earthwork and ensure a successful site layout.
