The Chipotle restaurant and retail project in Kissimmee, Florida involved entitlements, phased civil engineering design, and site permitting for a mixed-use commercial development on previously developed land. Phase one included a Chipotle restaurant with outdoor seating and a mobile order/pickup window, along with an adjacent retail building. The site was also master planned to accommodate a future development pad for additional growth.

Our team conducted due diligence, including conceptual site design and coordination of City of Kissimmee and Florida Department of Transportation pre-application meetings to confirm project feasibility. We also assisted in obtaining the ALTA survey, geotechnical investigation, and Phase I environmental report in coordination with the client and subconsultants.

The project required a formal entitlement process due to its location within an overlay district, including review of site layout, landscaping, and architectural character. Our team managed this process and represented the project at city meetings and City Council hearings through final approval.

We prepared full construction drawings, including site layout, utilities, grading and drainage, site lighting, landscaping, irrigation, and construction details. Our Government Relations team managed permitting submittals and coordinated with reviewing agencies through the full approval process.

During construction, we supported the project team by reviewing shop drawings, attending pre-construction meetings, responding to RFIs, and coordinating with the local utility provider and contractor for electrical service design and installation.

At project completion, we conducted a final site walk-through, reviewed as-built surveys for conformance with approved plans, prepared record drawings, and submitted final certifications required for certificate of occupancy.
