Located in Old Colorado City in Colorado Springs, CO, 532 Colorado is a 50-unit, three-story, mid-rise apartment complex consisting of studio and one-bedroom floor plans over a single-level parking garage. Galloway provided this project’s civil engineering, surveying, and construction administration services, occupying four different lots totaling 19,000 sf.
Requiring boundary resolution from a plat recorded in 1874, the boundary was complex historically and involved a significant amount of additional survey work to resolve. Old Colorado City has developed new survey opinions in the last 60 years, and the structures in the area were built using survey opinions before the opinion change. Galloway performed a detailed survey of the surrounding buildings, alleys, utility lines, and roads to determine the project property’s original layout of the block and boundary lines from 1874.
Civil site design services included site plan development, grading, and drainage for below-grade parking. Site plan development involved placing the building on-site and establishing parking per city codes and building access compliant with the Americans with Disabilities Act (ADA). Access to the below-grade parking was limited due to an existing city alley along the project’s north side. Our team resolved the challenge of minimizing the grade on the access drive by raising the garage floor and the first-floor living space above the adjacent sidewalk by approximately five feet. A switchback ramp was included along the building entrance to maintain ADA access. This allowed city parking requirements to be met by providing spaces in the parking garage, adding street parking, and utilizing existing street parking.
Construction administration services included RFI response and civil assistance on-site development-related issues.
