Noble Vines is a garden apartment development comprising 248 units in Braselton, Georgia. Located on a nearly 12.2-acre site, this development helps alleviate the high demand for housing in the area. It caters to moderate-income families, providing them with a beautiful home and an array of amenities – all made possible through utilizing HUD 221(d)(4) financing.  

The luxury Class A apartments feature one, two, and three-bedroom units in five unique types distributed across eight three-story buildings with stand-alone garages. The clubhouse area is the heart of community engagement and includes a resident lounge, a fully equipped fitness center, a Luxer package system, a dog park, and wash stations. Outdoors, the expansive sundeck has outdoor grilling stations, and residents can cool off in the resort-style saltwater swimming pool.  

Galloway (as Studio4HD) provided architectural design services, including conceptual design, design development, construction documents, and construction phase services. The structures have Type V all-wood construction and incorporate heavy timber trusses. They also feature a brick and stone veneer mix, creating mountain craftsman architecture and a vineyard-themed aesthetic to pair with the surrounding region, home to the Chateau Elan winery and vineyards.  

The team also coordinated with the civil engineer to work through the site topography and density challenges. Using site retention and integral steps in the buildings’ foundations resulted in a fluid transition from one end of the community.  

Additionally, the project adheres to the National Green Building Standards (NGBS) Bronze Level – a commitment to environmentally conscious development. The surrounding community has high praise for the new development. With proper stormwater mitigation and incorporation of the NGBS green energy, the property is expected to have a smaller carbon footprint than several neighboring developments.
