Elan Pikes Peak will be a six-story, 321-unit apartment complex offering an amenity-rich lifestyle in Colorado Springs’ urban center, meeting a growing demand for housing. Galloway provided comprehensive survey services, including construction staking and high-definition surveying (HDS) for this large infill project while consistently consulting with the client and working diligently with their civil engineers, architects, and other contractors to adhere to the strict time constraints of the project.

The community will include 368 parking spaces in a two-level underground parking structure beneath the building, 13,000 sf of interior amenity space, and 25,000 sf of exterior amenity space in three expansive courtyards. This particular property is surrounded by two roads, an alley that no longer exists, and is backed up to a bank building. Operating in an urban downtown property where the building consumes the bulk of the property, plans had to be taken offsite and then brought back on-site to construct.

Galloway conducted crane certifications to ensure the cranes were plum within an eighth of an inch every eight vertical feet, redid the sanitary lines, and laid out the grid lines for the elevators. The two levels of underground parking involved 20 feet of underground excavation, for which Galloway provided the layout and all the shoring walls for the parking structure.

Galloway developed as-builts using HDS technology to determine irregularities for the elevators,  the individual floors, and the 20-ft-high, 300-ft-long shore walls. The HDS technology allowed access to areas that are not traditionally accessible and allowed for safer, faster, more accurate, and cost-effective scanning for this project. Galloway successfully and consistently recreated the controls on each of the six floors.

Slated for completion in mid-2023, the Elan Pikes Peak project is located at 400 E. Pikes Peak Ave. Once completed, it will be downtown Colorado Springs’ largest apartment community.
