The Row Townhomes at 2534

The Row Townhomes at 2534 is an upcoming three-story townhome community planned for a 2.1-acre site in Johnstown, Colorado. The development will include 36 units designed with an urban character that complements and visually integrates with the surrounding apartment communities.

Our team is providing architecture, civil engineering, survey, structural engineering, traffic engineering, and landscape architecture services throughout the planning and construction phases to support a coordinated and efficient project delivery. Survey services included platting and an ALTA survey, the traffic team prepared a conformance letter, and landscape architecture provided irrigation design.

Civil engineering efforts focused on managing drainage and freeze–thaw conditions on a dense, compact site with limited space between buildings. Because the three-story buildings create shaded areas where ice can accumulate, careful drainage design was essential. With no room for traditional downspouts, the team designed three dedicated underground roof drain connection lines. A concrete trickle channel was also incorporated into the center of the narrow 30-foot drive aisle to direct runoff and help prevent ice buildup. Detailed grading in the front yards and between buildings ensures drainage functions effectively across the entire site.
